Vacation Rental Agreement

Our home, the Sunny View house, is located at 430 Sunnyview Drive in the Glenridge Park Subdivision.  The
Sunny View house is fully equipped with all appliances, electronics, furniture and linens typically provided in
vacation rentals.  This Agreement is between Chris and Debbie Williams, (the “Owner”), and
________________________________________, the Tenant.  The Tenant will occupy the Sunny View house
beginning at 4:00 PM on ____________________, 200
8 and ending at 10:00 AM on ___________________, 2009,
("the Occupancy Dates").  A Deposit of  $400 is required to reserve the Occupancy Dates and the Rent for the
Occupancy Dates shall be $_________.  

Payment shall be made as follows:

Deposit:  To reserve the Occupancy Dates, Tenant must sign and return this Agreement within 5 days of
receipt, together with the $400 Deposit.

Rent:  On or before _________________, 200
8 the Rent of $_________  is due.  Failure to pay the Rent  when
due, cancels your reservation.

Cancellation:  If Tenant cancels this Agreement prior to payment of the Rent, the $400 Deposit shall be
forfeited to Owner, except that, if Owner finds another tenant to rent Sunny View during the Occupancy Dates
stated above, Owner agrees to return the Deposit, less any extra advertising, rent concessions or commission
expenditures.  If Tenant cancels this Agreement after payment of the $400 Deposit and the Rent, the $400
Deposit, shall be returned, but the Rent shall be forfeited to Owner, except that, if Owner finds another tenant
to rent Sunny View during the Occupancy Dates stated above, Owner agrees to return the Rent, less any extra
advertising, rent concessions or commission expenditures.

Return of Deposit:  Within 30 days of ending occupancy, the Owner shall return the Deposit less a cleaning
fee, normally $175 to $22
5.  Additionally, Owner may claim all of the Deposit, a portion of the Deposit or an
amount in excess of the Deposit to repair damage to Sunny View caused by Tenant, not including normal
wear and tear.

The Sunny View house is operated in accordance with El Dorado County’s “Vacation Home Rental
Ordinance” and the Owner pays all taxes.  Other provisions of the Ordinance address the following topics:

Solid Waste Management:  Garbage is collected by 6:30 AM each Friday and must be securely locked in the
bear proof container prior to the 6:30 AM collection time.

Occupancy Limitation:  No more that 10 people may occupy Sunny View overnight.

Parking Limitation:  Overnight parking is limited to 4 vehicles, which must be parked on site.

Noise and Disorderly Conduct:  Tenants (and guests) agree to not create unreasonable noise or disturbances,
nor engage in disorderly conduct.

Failure to comply with the “Vacation Home Rental Ordinance” could result in immediate eviction and country-
assessed penalties of $250 to $1,000.
